Overview of Our Custom Home Building Process

Building a custom home is a one of a kind and exciting experience. Imagine the freedom to choose everything from the location to the floor plan, to the furniture, up to the finishes. Allowing you to have a home that perfectly fits your needs and lifestyle, the place your family would love and be happy to live in for many years to come. As a long-lasting legacy for you and your loved ones, your custom home must be constructed in a way that will endure the test of time and last for decades.

As you embark on this whole new journey, you will most likely want to be aware of what a custom home-building process looks like, which is why we have provided a step-by-step overview of our custom home-building process. Dealing with the budget and financing

First, choose a preferred lender for your home construction loan. Once you have chosen a lender, they'll give you a ballpark figure or an estimate of how much loan the bank can offer. The bank will assess what kind of loan you’re most likely qualified for, as well as your payment per month.

Choosing your new community

Location, location, location. You probably often heard that location is everything, and it's definitely true. Deciding to have a new custom-built home provides you perks that those who don't build do not have. In addition to choosing the design and style of the home, you also get to build it in a location you desire and be happy to live in.

A lot of considerations need to be taken into account when choosing a location, like how your commute will be affected by you moving to another place. How much privacy and space do you need? How easily can you purchase groceries and other essentials? How far do you need to go before getting access to medical facilities? And the list goes on. You have to imagine living in the new area or community with your family, and if you’re comfortable and happy with the thought of being in the neighborhood for a lot of years, then go ahead and build a home in your preferred area. 

Coming up with the design

The design of your new home must reflect your current lifestyle, needs, and goals. An extensive discussion with your trusted architect or ours must be taken to evaluate the cost and benefit of different options, come up with the budget, and finalize a particular design and floor plan ideas, features, and other items to be included that perfectly match your dream home.

We’ll use the survey of your chosen lot to help us to determine what portion of the lot will be used for the custom home building. The design and planning phase may require some time, and you don’t want to rush it; taking the time now makes the building process much more efficient and smoother.

Reviewing the final plan

After the home design, location, and budget have all been reviewed and agreed upon, It's time for you to sign the home construction loan documents and deliver them to the bank. Prior to the dig date, we’ll set up a meeting and review the final setup plans and ensure that everything is exactly the way it should be and that all of the big changes you’ve made, if any, were included in the plan.

Home construction loan approval

To complete the underwriting process, the bank will require some time. Once it is finished, they will mail you the appraisal, and the “Clear to Close” will be released. This statement simply means that you have met the requirements, everything is approved, and a closing date was set. A Construction to Permanent loan (C2P) will close before the home construction officially begins, after which we’ll start the process of acquiring permits and schedule a dig date.

The construction phase

Once we've obtained the building permits, we’ll begin the construction immediately. Throughout the building process, you can monitor the progress via a web portal which we update every week. Using the web portal, you can stay in touch with your project site supervisor. You can also have some photos for uploading and sharing with your family and friends.

Moving in

After the finishing touches and some landscaping have been done. Your project supervisor will conduct a final walk-through with you to make sure everything is completed and educate you regarding the systems in your newly built home. Once you have been given a Certificate of Occupancy, you and your family can now move in.

We’re aware that moving can sometimes be stressful; however, we encourage you to take some time enjoying the little things, admiring all of the design selections you’ve made, the way the sunlight falls into the kitchen when morning comes, the beautiful scenery from your living room, the list goes on. You have worked hard to achieve your dream of having a  custom home; now it’s time to celebrate and enjoy it!

Warranties and caring for our clients after they move in are something we take pride in. When you decide to build a custom home with us, you receive a 1 year workmanship, 2 years mechanical, 10 years structural warranty.
